We have just externalized our property management to Evergreen Residential. We believe that will be more efficient for us, and Evergreen has impressed us with their technology stack, approach to resident service and experience in the space. We continue to believe that resident service is the key to making our business work for our shareholders and other constituents, and Evergreen and VineBrook are both committed to having the quality people and the technology that allows us to accomplish that mission.

As for asset management, times are tough.

Our property management partners are also leveraging automation to reduce friction for residents and staff.

Trying to incorporate more services into our multifamily projects. An example is, in a class A asset, we are building a functioning coffee shop with sandwiches and pastries, which can be served poolside. There's no other offering like this anywhere in the same market. Trying to blur the lines of multifamily and hospitality.

Asset management has been integral to dispositions and loan workouts cleaning up our legacy book of loans that have been in distress of special servicing. Their initiatives have helped clear the books of NPLs and freed up capital to allow for more aggressive reinvestment.

We've become increasingly conservative on acquisitions, focusing on properties in strong, durable markets that can withstand volatility. For now, we're prioritizing long-term asset quality over short-term cash flow.

We have pivoted to strong 3rd party relationships and have consistent connections, follow up and reporting standards. We are also making sure we are present more often than not, to provide support and oversight.
